Cheapest Places to Buy Property in Liverpool
Buying your first house is exciting and stressful all mixed in together. Seeing a place you love but then realising you may not be able to afford the mortgage repayments is absolutely heartbreaking, so it’s best to do your research before you start house hunting. That way, you can target those estate agents with properties in the right areas for you. The five areas below all have properties available for £100,000 or less. Their placing on the list varies year-on-year but these are traditionally the cheapest places to buy property in Liverpool. - L20 – Bootle, Kirkdale
In the L20 postcode area the average 2-bed terrace house will cost £75,000 or more. One-bed flats are around £50,000, although many of these are targeted at the investment market. The area underwent some regeneration in the early part of this century and there are now a number of shared ownership options available.
- L6 – Anfield, City Centre, Everton, Fairfield
Some of the lowest prices are found in L6, which includes Anfield, Everton and Fairfield as well as the city centre. The area is very historic, with links to Liverpool FC going back to the club’s founding in 1892. Everton, with a range of modern terraced houses, borders the city centre, which is culturally, architecturally and historically rich. Fairfield has a mix of traditional red-brick terraced streets and larger, detached, Victorian villas.
- L5 – Anfield, Everton, Kirkdale, Vauxhall, Bootle
For a fast cash sale, the L5 postcode district presently has average property prices for first time buyers of just under £80,000. The area is popular with students and investors, but once you look past these, there are 2-bed flats in newly built gated or managed developments suitable for first time buyers. From around £90,000 prospective owners will find both 3-bed and 4-bed terraced houses.
- L28 – Stockbridge Village
A little less expensive is Stockbridge Village. For anything over £80,000, you should be able to find a terrace or town house to suit. The area has undergone significant regeneration since being split from Cantril Farm Estate in the 1980s, with the older buildings being demolished and the rest undergoing renovations. These are family homes, not apartments as often found in other areas.
- L4 – Anfield, Kirkdale and Walton
A one bedroom flat in L4 can be as low as £56,000, while 2-bed flats are upwards of £70,000, and depending on the condition a 3-bed property can sell for between that and £85,000. If Victorian houses float your boat, Kirkdale has an abundance of Victorian terraced properties. The area is undergoing regeneration though, so it might be wise to buy while you can, or consider Walton instead.
